  • Sales are slow. 1,869 homes sold in Metro Vancouver in August, down 4.6% from August 2025 and 20.7% below the 10-year average for the month.
  • Buyers have choice. 15,798 homes are listed for sale, about 26% more than the 10-year average.
  • Prices are drifting down. The benchmark price for all home types is $1,081,900, down 5.6% from a year ago and 0.6% from July.
  • Detached homes are the softest. Their benchmark is $1,799,400, down 7.2% year over year.

By property type

What the numbers mean

GVR tracks the sales-to-active-listings ratio: monthly sales as a share of homes for sale. When it stays below about 12%, prices tend to face downward pressure; when it stays above about 20%, they tend to rise.

Detached homes, at 9.6%, are firmly in the range where GVR’s history points to softer prices. Townhouses and apartments are closer to balanced. GVR’s chief economist points to three main reasons for the slow market: slower immigration, fewer investors, and mortgage rates that aren’t low enough to bring buyers back in numbers.

If you’re buying

More choice and softer prices generally mean more room to negotiate on price, dates and conditions, especially for detached homes. It’s also a reasonable time to get pre-approved and compare what similar homes actually sold for, not just what they’re listed at.

If you’re selling

Pricing matters more than usual. With this much supply, homes priced above recent sales tend to sit. Start from comparable sales, not last year’s headlines.

Why do these differ from GVR’s benchmark? The benchmark prices a “typical” home across all of Metro Vancouver, using what homes sold for. The figures above are asking prices of homes for sale right now in one city. Both are useful, but they measure different things.
