    I analyze recent comparable sales, current inventory and market trends to set a price that attracts serious buyers while maximizing your sale price.

    Depending on your home, that may mean minor repairs, a staging consultation, professional cleaners, decluttering or curb-appeal touches — all for a strong first impression.

  3. Professional media

    Optional, depending on your home: HD photos, video, drone shots or a 3D tour. We decide together what’s worth doing.

  4. Multi-channel marketing

    Your listing is published on the MLS® System and REALTOR.ca and shared across Oakwyn Realty’s agent network.

  5. Marketing materials

    Standard listing materials are part of the service; ask about optional extras for your home.

Before every showing

  • Clean and decluttered
  • Lights on, blinds open
  • Neutral scents and sound
  • Pets and valuables put away
  • Be away during showings so buyers feel at home

Tenanted? I’ll handle it.

Showings are coordinated with your tenants under BC’s Residential Tenancy Act — I organize it so you don’t have to.

  • At least 24 hours’ written notice
  • Entry between 8 a.m. and 9 p.m. only
  • A reasonable purpose — showings, inspections
  • Respect for the tenant’s rights throughout

  • Survey and floor plans
  • Inclusions and exclusions list
  • Property tax assessment and bills
  • Tenancy agreement (if tenanted)
  • Strata documents (if strata)
  • Parking and locker details (if strata)
  • Photos of seasonal features — the garden in bloom, the view in winter

  • Title search
  • FINTRAC identity verification
  • Privacy Notice and Consent (PNC)
  • Disclosure of Representation in Trading Services (DRTS)

Buy first

Market conditions matter. In a declining market it’s usually safer to sell first — it reduces the risk of holding two properties. In a rising market, consider buying first — prices may climb while you prepare your sale.

Closing costs & net sheet

Know your number.

Sale price − costs = net proceeds. Ask for a personalized net sheet before you list, so there are no surprises.
