Terms of use

The ground rules for using this website, its listing search, maps and calculators.

1. Agreement

This website (motionsmarketing.ca) is operated by Kristofer (Kris) Curman, a licensed REALTOR® with Oakwyn Realty Northwest (“Kris”, “we”, “us”). By using the site you agree to these terms and to our Privacy policy. If you don’t agree, please don’t use the site.

2. No agency relationship

Browsing this site, searching listings or sending a form doesn’t make you Kris’s client. A client relationship starts only when you and Kris agree to it in writing, after Kris gives you the disclosure required by the BC Financial Services Authority. Until then, Kris may be working for other parties — so please don’t share confidential information (such as the most you’re willing to pay) before that agreement is in place.

Everything on this site is general information. It isn’t legal, tax, financial, mortgage or inspection advice — speak to a qualified professional about your situation.

3. MLS® listing information

Listings are supplied through the CREA Data Distribution Facility (DDF®) by members of The Canadian Real Estate Association and are deemed reliable but not guaranteed. Details, prices and availability can change or be out of date; measurements, taxes and fees should be independently verified. Each listing shows the brokerage it’s courtesy of, and listing photos and descriptions belong to their owners.

Labels such as “Foreclosure” (court-ordered sale), price changes and days on market are generated automatically from the listing data and the listing’s own remarks. They can be wrong or incomplete — confirm with Kris or the listing brokerage before relying on them. Sold prices, expired listings and full listing history aren’t shown on this site.

Listing information is provided for your personal, non-commercial use to identify properties you may be interested in buying or leasing.

4. How you may use the site

You may use this site for your own personal, non-commercial real estate research. You agree not to:

  • copy, scrape, harvest, download in bulk or republish listing data, photos or site content — by hand or with bots, crawlers or scripts;
  • use any content to build a competing service, database or mailing list, or to train artificial-intelligence models;
  • interfere with the site’s security or performance, probe for vulnerabilities, or try to access the private admin area;
  • send spam, false information, or content that is unlawful, abusive or infringes someone else’s rights.

We may block access for anyone who breaches these terms or the MLS® System’s rules.

5. Calculators, guides and estimates

The mortgage calculator, closing-cost and investor figures, buyer’s and seller’s guides and area guides are illustrations only. They use assumptions and published rules that change — rates, CMHC premiums, the stress test and property transfer tax exemptions among them. They aren’t a mortgage approval, a valuation or an appraisal. Confirm numbers with your lender, lawyer or accountant before making a decision.

Some images and videos on this site are illustrative and don’t show a specific property for sale.

6. Maps and third-party services

Map search is powered by Google Maps. By using the map you also agree to the Google Maps / Google Earth Additional Terms of Service and the Google Privacy Policy. Links to REALTOR.ca and other websites are provided for convenience; those sites have their own terms and we aren’t responsible for their content.

7. Our content and trademarks

The site’s design, text, graphics, video and code are owned by Kris Curman and Motions Marketing, or used with permission, and are protected by copyright. The Oakwyn Realty Northwest name and logo are trademarks of Oakwyn Realty and are used with permission.

The trademarks REALTOR®, REALTORS®, and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by CREA and identify the quality of services provided by real estate professionals who are members of CREA.

8. What you send us

When you send a form, please give accurate contact details and only information you’re comfortable sharing. By sending it you agree that Kris may contact you about your enquiry. Email updates are sent only if you opt in, and you can unsubscribe at any time — see the Privacy policy.

9. Disclaimers and liability

The site and its content are provided “as is” and “as available”, without warranties of any kind, to the fullest extent the law allows. We don’t promise the site will be error-free, uninterrupted or always up to date.

To the fullest extent the law allows, Kris, Oakwyn Realty Northwest and Motions Marketing aren’t liable for any loss or damage arising from your use of, or reliance on, this site or its content — including listing data supplied by others. You agree to indemnify us against claims arising from your breach of these terms or misuse of the site. Nothing in these terms limits rights you have under consumer protection law that can’t be waived.

10. Governing law and changes

These terms are governed by the laws of British Columbia and the federal laws of Canada that apply there, and any dispute will be dealt with by the courts of British Columbia. If part of these terms is found unenforceable, the rest still applies. We may update these terms by posting a new version here with a new date; continuing to use the site means you accept the updated terms.
